Mapletree secures 165,000-square-foot office lease with GEICO at newly renovated Galatyn Commons in Dallas, Texas

Mapletree Investments (“Mapletree” or “the Group”) is pleased to announce that property and casualty insurer GEICO has signed a lease for 165,000 square feet (sq ft) of office space at its Galatyn Commons campus in North Dallas. GEICO will occupy the entirety of Building B, located at 2375 North Glenville Drive in the thriving Richardson submarket.

“North Dallas remains a prime relocation hub in the return-to-office era, driven by strong demand for Class A office space. Companies remain focused on premium workplaces like Galatyn Commons and GEICO’s decision to move to our campus reflects this preference for the elevated, amenity-rich work environments that we take pride in delivering,” said Ben Goodsir, Head of US Commercial at Mapletree.

Mapletree recently completed extensive renovations at Galatyn Commons, enhancing a range of amenities designed to enhance productivity and convenience. The 800,000-sq ft campus spans four buildings and includes an 8,000-sq ft multi-station food hall, a 10,000-sq ft dining and collaboration area with Wi-Fi, and a 2,000-sq ft Starbucks with grab-and-go food service.

A 150-person conference center and Wi-Fi-enabled lounge provide versatile spaces for meetings. Tenants can also access a 10,000-sq ft fitness center featuring country club-style locker rooms, as well as Wi-Fi-enabled outdoor spaces including a kitchen with grill stations, bocce courts, a fire pit, ample seating, an amphitheater and a food truck court. Additional conveniences include a multi-level parking garage and 24-hour on-site security.

Cushman & Wakefield’s Chris Taylor and Zach Bean represented Mapletree in the transaction, while Anya Ostry, Doug Carignan, Travis Boyd and Christy Rhea of CBRE acted on behalf of GEICO.

Galatyn Commons has seen robust leasing momentum in recent months. Earlier this year, infrastructure consulting firm Halff Associates Inc. signed a lease for 83,981 square feet across three floors of Building C, represented by Rachel Gorney and Taylor Dickerson of Jones Lang LaSalle Brokerage, Inc.

Strategically located near the intersection of HWY 75 & 190, Galatyn Commons offers unparalleled connectivity to the Galatyn Park DART station, nearby hotels, dining, recreation and the expansive North Dallas talent pool.  Mapletree entered the US real estate market in 2014. Beyond office, the Group’s US portfolio spans multiple asset classes, including logistics, data center, student housing and multifamily properties. As of March 31, 2024, the US accounted for approximately 27% of the Group’s total assets under management, valued at ~$57.7 billion (S$77.5 billion).
